I wouldn't want to pay just to put a bid in. Most Realtors don't charge to put a bid in for a house. The second Realtor with the bad market just wants a buck or two because he knows not a lot of people are buying houses. I wish you the best of luck. I would however, look at the roof and see if it is not in good shape and if it isn't then I wouldn't not put put a new roof on the house just because it would cost money. You might end up with worse problems in the long run if you are not careful. I would listen to the inspector you all get and if he says it needs or should have a new roof then I would consider putting one on and if that is too expensive for you then don't get the house.
